Property Management in Breckenridge


Peak Property Management, Inc. has developed an effective rental program that can maximize the "bottom line" for each of our owners.  This program includes marketing, accurate and honest accounting, reliable cleaning and maintenance, and an active summer strategy. We primarily target families and small groups. Our marketing plan begins with an intense follow-up mailing to our past guests.  We have a network of quality travel agents domestically and several wholesale tour operators which attract international travelers (most of whom book a minimum of 14 nights).  We are members of the Breckenridge Lodging Association and affiliated with the Breckenridge Tourism Office.  We are also included in Official State Vacation Guide and listed on the state website.  Finally, our on-line distribution allows us to promote your property world-wide through dozens of internet travel sites.

We encourage VRBO rentals and have done so with several of our owners for many years.  You may choose to point the VRBO contact toward Peak Property and we will reply to the inquiry with your specific unit’s availability and a rate quote.  This would qualify you for a lower commission rate.  If you are the point of contact on the VRBO listing, any converted reservations would be treated as an owner guest and you would only have to pay the clean fee.  In both cases, we provide the check-in location and serve as the local contact person during the guest’s vacation.  Our software provides an interface called OwnerLink that makes either option very convenient.

Our contract insists upon sound accounting practices.  We are required to report to you on all reservations, maintenance, and commission matters in a timely and precise manner.  As the owner of Peak Property Management, I will be responsible for assuring that the monetary aspect of your property will be in order at all times.

Our entire staff is on call via 24-hour cell phones.  All cleaning and maintenance work is completed in a punctual and professional manner providing the guest prompt attention.  We also offer security services and remodeling/refurbishing assistance.

Breckenridge is truly becoming a year round resort.  During the summer Peak offers several options to provide rental income for our owners.  The summer rate is normally discounted lower than the "Low Season" rates.  These discounts are based on a sliding scale depending on how long a guest wishes to stay.  Rentals longer than 30 days qualify the reservation for a lower commission rate.
