Vacation Rental Policies

CHECK-IN/CHECK-OUT:

Peak Property Management is located at 11072 Hwy. 9, SummitRidgeCenter, Suite 101, Breckenridge, Colorado 80424.

OFFICE HOURS: 9:00 a.m. to 5:00 p.m. Monday-Saturday.  Available 24 hours for emergencies by voice pager at 970-486-4740.

CHECK-IN:  3:00 p.m.

Late arrivals after 5:00 p.m. and Sunday arrivals pickup directions and keys from our “KEY DROP BOX” located outside our front door.  PLEASE NOTIFY OUR OFFICE IF YOU PLAN TO BE A LATE ARRIVAL.

CHECK-OUT:  10:00 a.m.

Storage for luggage can be arranged.  Late check-outs are subject to an additional night charge.

MINIMUM NIGHT STAY:

2 nights during summer season/3 nights during regular and value season/4 nights during spring break season/5 nights during holiday season.  NOTE:  $50.00 service charge on less than minimum night stays.  Sorry, one night stays are not available.

FORMS OF PAYMENT:

Visa, MasterCard, American Express, Discover Card, traveler’s checks and personal checks.  Peak Property Management, Inc. shall deposit all advance rental fees into a Federally Insured Trust Account and be sole beneficiary of all accrued interest.

MAID SERVICE:

Prior to your arrival, the unit is cleaned and supplied with fresh linens and towels.  Published rates do not include daily maid service.  Additional towel changes available for $18.00/bathroom/day.

KEYS:

Guests must return ALL keys at check-out or be subject to a $50.00 charge.

PETS:

Sorry, no pets are allowed in most of our units (pets are welcome at the Moose Lodge and Wellington Chalet).  Local kennel service is available.

HOT TUBS / JACUZZI:

Peak Property Management, Inc. does not have control over the mechanical performance of private hot tubs/Jacuzzis.  If a hot tub becomes inoperable during your stay, a maximum of  $25.00 per day refund shall be issued.  This does not apply to bathtubs or community facilities.

SERVICE FEE:

A $25.00 Service Fee will be added to each reservation.  This fee will also be applied to each date change.

LODGING DEPOSIT POLICY:

WINTER:  $100 non-refundable deposit is due on creditcard at the time of booking.   Two (2) night’s lodging is then due within 10 days of the booking date.   Final payment is due 45 days prior to arrival.  Reservations made less than 45 days prior to arrival must be charged in full on credit card at the time of booking.

SUMMER:  $50 non-refundable deposit due at the time of booking.  One (1) night’s lodging is then due within 10 days of the booking.  Final payment due 48 hours prior to arrival.  Reservations made less than 10 days prior arrival must be charged in full on credit card at the time of booking.

LODGING CANCELLATION POLICY:

WINTER:  45 days or more prior to arrival:  Full refund less $100.00 per unit handling fee.  44 days or less prior to arrival:  All monies are forfeited unless rebooked.  If rebooked,  you will receive a refund for the amount rebooked less $100.00 per unit handling fee.

SUMMER:  48 hours or more prior to arrival:  Full refund less $50.00 per unit handling fee.  Less than 48 hours prior to arrival:  All monies are forfeited unless rebooked.  If rebooked,  you will receive a refund for the amount rebooked less $50.00 per unit handling fee.

SECURITY DEPOSIT REQUIREMENT:

$250.00 on a credit card with final payment.  Please fill in the front section of your lodging conformation, sign and return the top (white) copy to our office prior to arrival.   A credit card impression will be taken at our office upon check-in.  This security deposit is used to cover any damages, extra cleaning or telephone charges during your stay.   Security deposits will be destroyed 30 days from departure if unit has not incurred charges.

VACATION RENTAL DAMAGE PROTECTION:

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit up to $3000 shown on the confirmation.  Any damages that exceed $3000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of the policy limit.  Certain terms and conditions apply. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Peak Property Management, Inc any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Peak Property Management, Inc directly if you do not wish to participate in this assignment.

Peak Property Management, Inc. will not be held liable for damage, loss or injury resulting from errors made by tour operators, travel agents or transportation companies.  Further, we will not assume responsibility for loss, delay or expense caused by weather, strike or other circumstances beyond the control of Peak Property Management, Inc.  Peak Property Management, Inc. reserves the right to change accommodations without notice, up to the date of arrival, due to maintenance emergencies or sale of unit.   An attempt will be made to provide equal accommodations or upgrade at no additional charge.   Rates are subject to change without notice, and are subject to availability.
